Saving for a wedding, and a deposit for your first home are big challenges in themselves, Michael Lovegrove (28) and Natalie Pearson (24) from High Wycombe could relate to this entirely as for them, both have come about within a short space of time.

"We're engaged to be married in September 2014 and were privately renting together, along with a third person. We knew it would be difficult to save for both a wedding and a house but we couldn't afford to buy anything outright in our area, on our own, and we knew privately renting wasn't the long term option for us" said Michael.

After checking the schemes available online, the young couple found information on Shared Ownership through Michael's workplace. Registering with Catalyst, the Help to Buy agent for Buckinghamshire, Michael and Natalie searched the website and came across Kelvin Court, a development in High Wycombe by Radian.

Shared Ownership enables purchasers to buy a share in a home, paying a low cost rent on the remaining un-purchased share. With mortgage deposits based on the value of the share, buying your first home couldn't be more affordable.

"We went along to an open day where we had a chat with the team from Radian. They talked us through the figures, and the process of Shared Ownership, from this we knew that it would be the best option for us"

The couple were given the contact details of an Independent Financial Advisor who specialised in Shared Ownership schemes and mortgages. After making an appointment and assessed to see what they could afford, the couple were soon on their way to becoming home owners.
Michael and Natalie chose a ground floor apartment at Kelvin Court and purchased a 65% share of the £165,000 property. Putting down a deposit of £5,450, monthly costs are just £794 in mortgage, rent and service charges combined, considerably cheaper than buying on the open market.

The property features two very spacious bedrooms and a well thought out living plan for all rooms, a balcony and to much of the couple's surprise, white goods already installed in the apartment, giving them one less thing to worry about.

"It was looking fairly hopeless to get on to the property ladder in our area, but with the Shared Ownership scheme offered by Radian, it's allowed a young, hard working couple like ourselves to achieve this target" said Natalie.
