Living at home with parents, Jon Flitcroft and his fiancee Heidi King really wanted a place of their own to call home. With the arrival of their first baby in the new year, they began looking into their options.

With mortgage deposit requirements rising often as high as 20%, many first time buyers are being priced out of purchasing their first home. Saving £30,000 or £40,000 deposit is understandably out of reach for many, but with the Government-backed Help to Buy schemes, many aspiring home owners have an affordable alternative to help them achieve their dreams.

"We chose to apply for the Help to Buy Equity Loan scheme after researching online about how to buy our first home together. Without this option, getting on the property ladder wouldn't have been possible," says Jon.

The Help to Buy Equity Loan scheme enables purchasers to buy a new build property with a 5% deposit and borrow up to 20% of the value of the home from the Government as an interest-free loan*. You will need to be able to raise a 75% mortgage to cover the remaining cost of the home.

Jon and Heidi visited a new David Wilson Homes site to find out more about the homes on offer, and selected a three bedroom, semi-detached house off-plan.

Buying the home with the Help to Buy Equity Loan scheme meant they only had to put a £10,750 deposit towards the purchase; significantly less than if they were to purchase the £215,000 home without the scheme. "We would recommend this scheme to anyone looking at getting on the property ladder. As a young couple, getting a mortgage for 80% of the house price is a lot easier if you're not on a huge salary," And it's not just the upfront costs they found affordable; their mortgage payments are a comfortable £628 per month.

"It was a lot easier than we first thought buying our own home would be, and we had the expertise of a mortgage adviser, solicitor and the Help to Buy South team to help along the way."

"Our home is amazing! It has all the space we could ask for and our own private driveway which is an added bonus. We also have two bathrooms and a downstairs cloakroom which was a big selling point for us." Jon, a Chef at a nursery, added, "the size of the kitchen and how modern it is makes cooking very enjoyable indeed! The kitchen/diner is our favourite part of our new home as when we want to entertain friends and family there is plenty of room."

* The equity loan is interest free for the first five years, but in the 6th year of ownership, a fee of 1.75% of the equity loan based on the market value at the time you purchased is payable monthly, rising annually by the increase (if any) in the Retail Price Index (RPI) plus 1%. This is applicable if you have not paid back your equity loan by the end of year 5. An illustration will be given to you at the time of purchase.
