Mike and Sam Smith, a married professional couple living with their cat Twig, looked into the Help to Buy Equity Loan scheme after it was recommended to them by a developer.

Mike and Sam, a Freelance Wedding and Funeral Celebrant and a Support Worker for adults with learning difficulties, were living in a tied house when they came across a house that was perfect for them as it was a good commuting distance to Stroud and Gloucester, where their work is based. They did some research and found that it was available through Help to Buy.

"The process was very easy. The developer was brilliant and put us in touch with a Mortgage Advisor who also helped with our application to the Help to Buy Scheme. The whole process was really straightforward and communication from all parties was excellent."

After looking into the scheme some more, the couple applied for the Help to Buy Equity Loan scheme and were able to place an offer on their house. They are now over the moon to be sat in a home they love. "We fell in love with the house when we saw it on a plan! Then we saw it in real life in a show house on another development and that was it - we had to buy it," explains Mike. "All the rooms are a good size and the kitchen and dining area are particularly good. The rooms are bigger than many competitive housebuilders for the budget we had."

With the Help to Buy Equity Loan, the Government will lend you up to 20% of the full cost of the property, so the buyer only needs a 5% deposit and a 75% mortgage to make up the rest of the cost. As well as that, there are no fees charged on the loan for the first five years of owning the home. *

After asking Mike and Sam if they would recommend the Help to Buy Equity Loan scheme, they said yes, "Absolutely. Because it can help people like us afford to buy a house we could not otherwise do. I have already recommended similar schemes to my own children!"
We asked them what their favourite part of their new home is Mike says, "We love the hallway. It is big and interesting shape that leads the eye to various places in the house. It is so much bigger than in many modern houses."

* The equity loan is interest free for the first five (5) years, but in the sixth (6) year of ownership, a fee of 1.75% of the equity loan based on the market value at the time you purchased is payable monthly, rising annually by the increase (if any) in the Retail Price Index (RPI) plus 1%. This is applicable if you have not paid back your equity loan by the end of year five (5). An illustration will be given to you at the time of purchase.
