"I never dreamt we could have such a wonderful spacious home"

Looking to purchase a bigger home to meet the needs of their family, Jess and Jean Paul Leonel were aware that they could not afford to buy a bigger property on the open market. After searching the internet for options available to them, they came across the HomesinHants website, where they found out information on the Help to Buy schemes, including Shared Ownership.

Shared Ownership enables purchasers to buy a share in a home, paying a low cost rent on the remaining un-purchased share. With mortgage deposits based on the value of the share, buying your first home couldn't be more affordable.

"We owned our previous home for five years which was a small one bed cluster house. This became increasingly too small as our son, Leland, began to grow up," said Jess. "Due to the recession, we were in negative equity so were unable to afford a larger house on our own."

The couple decided to sell their current one bedroom home, and moved in with Jess' father. Here they were able to save towards a deposit and look for the new, bigger home through the Shared Ownership scheme.

"We needed more space; our son was sleeping in our bedroom which was not good for him, or us." We ideally wanted to have enough room and space for him to play, especially a garden he could run around in," said Jean-Paul.

After registering with HomesinHants, the Help to Buy agent for Hampshire and the Isle of Wight, the couple were emailed information on a Shared Ownership property in Waterlooville, available through Radian. Deciding to find out more on the three bedroom townhouse, Jess and Jean-Paul decided to express their interest.

"The process was very easy; we were sent regular emails of properties that were affordable for us, and in the areas we were interested to live in" said Jean-Paul. "After having a financial assessment completed by an IFA, we were pleased to hear that the scheme would be affordable. We visited the home in Waterlooville, loved it, and everything went smoothly from there," he added. "Radian was great all along."

Jess and Jean-Paul were able to buy a 35% share in their home for £73,500, paying around £660 per month in mortgage repayments, rent on the remaining share and small service charge payments.

"Our new home is a three bedroom townhouse, and coming from a one bed cluster home, this feels like a mansion!" said Jess. "We love our new home, the bedrooms are so big and my son loves to run around in them. Having a brand new washing machine, fridge freezer and cooker is all a wonderful bonus too," explained Jess. "The house is further away from both our work places but it's worth it for our son's happiness," she added.

"Radian and the Shared Ownership scheme have helped us so much, I never dreamt we could have such a wonderful spacious home, and to give our son his own room and a garden to play in. When we were stuck with nowhere to go due to the recession putting our home into negative equity, and having no space to move Radian saved us!"
